Renovation tips for your project

Welcome to the Renovation Tips page of My Big Fat Greek Renovation Project! Having renovated homes in the US, UK, Australia and now Greece, I will share all the lessons I've learned, the tricks I've picked up, and the mistakes I've made, all to help anyone else as they go on their own renovation journey. I haven't started the renovation in Greece yet, but know that before you do anything that will affect the outside of your house - even just replacing a roof - you will need to get a permit to do the work. If you are only renovating inside, you will not need this.

Embarking on a renovation can feel overwhelming, but with the right approach, it can be incredibly rewarding. Here are my top three tips to help you get started on the right foot:

1. Plan meticulously: Before swinging the first hammer, dedicate ample time to planning every detail. This includes getting permits for the work from government agencies, plan your budget, try to set a timeline, choose desired aesthetic, and functional requirements. A well-thought-out plan will limit surprises and keep your project on track.

2. Research and gather inspiration: Google estimated costs so you aren't surprised by the numbers when you hear them. Look at countless examples, google any local rules that you will need to follow, and speak to people who have renovated. The more inspiration you gather, the clearer your vision will become, allowing you to make informed decisions about materials, layouts, and finishes.

3. Build a reliable team: I'm lucky I have my cousin, who lives in the village, to help, so try to get someone who is familiar with the area or who lives in the area. If possible and especially for DIY, enlist reliable friends or family for support and advice.

Common renovation problems and mistakes to avoid

Having renovated six properties in the past, I've learned a lot through trial and error, and these are three common mistakes I've either made myself or seen others make that you can definitely help to avoid:

1. Underestimating the budget: Renovations almost always cost more than initially planned. Always add a contingency fund of at least 10-20% to your budget to cover unexpected expenses and changes. This prevents financial stress and keeps your project moving.

2. Ignoring local regulations: Before making any significant changes, familiarise yourself with local building codes, permits, and heritage overlays. Skipping this step can lead to costly delays, fines, or even having to undo completed work.

3. Poor communication: Whether it's with your partner, contractor, or suppliers, a lack of clear and consistent communication can lead to misunderstandings and errors. Establish regular check-ins and document all decisions in writing.

Smart shortcuts, tools, and tricks for an easier renovation

Renovating doesn't have to be all hard work! Here are three smart shortcuts, tools, or tricks I've discovered that can make the process a bit easier and more enjoyable:

1. Embrace multi-functional tools: Investing in quality multi-functional tools, like an oscillating multi-tool or a good cordless drill driver set, can save you time, money, and storage space. They're incredibly versatile for various tasks.

2. Utilise online resources and tutorials: There's a wealth of information available online. From DIY guides to product reviews and video tutorials (I've watched a few stone pointing videos), these resources can be invaluable for learning new skills and troubleshooting problems.

3. Prep work is paramount: While it might seem like a shortcut to skip thorough preparation, spending extra time on tasks like proper masking, sanding, and cleaning before painting or tiling will result in a much higher quality finish and save you time on rectifying mistakes later.

The most important thing to know before you start

If there’s one piece of advice I could give anyone considering a renovation project, it's this: Be flexible and resilient. No renovation goes exactly as planned. There will be unexpected challenges, delays, and decisions to make on the fly. Maintaining a positive attitude, adapting to changes, and being resilient in the face of setbacks will be your greatest assets.
